Yes — a buyer can attend the home inspection, and we always encourage it. Being there in person lets you ask questions on the spot and see the home through a professional inspector’s eyes. You’ll still receive a thorough, easy-to-read report covering everything we find — but walking through the home while we work gives you a level of clarity and confidence that’s genuinely hard to match on paper.

That’s especially true here in the Flathead Valley, where one day we might be inspecting an older single-story home in Kalispell and the next a newer build outside Whitefish or a lakeside cabin that sat vacant through a Montana winter. Every home has its own story, and being present helps you understand yours.

That said, showing up is only half of it. How you show up matters just as much.

When Should a Buyer Attend the Home Inspection?

As a general rule, we advise buyers to arrive about 90 minutes after the inspection start time.

By then, your inspector is well into their process and has a meaningful picture of the home to share with you. Arriving at the very start often means standing by while the inspector works through the exterior, roof, and other systems — areas where interruptions can break focus at a critical moment.

Good to know: Every home is different. Your inspector will let you know if a different arrival time makes more sense for your specific property.

Let the Inspector Work — Then Ask Everything

Our inspectors follow a careful, methodical process through every home. Redirecting that process mid-system — even with a well-meaning question — can pull focus at the wrong moment and make it easier to miss something small that matters.

Here’s the approach that gets you the most out of your inspection:

  • Hold your questions for the walkthrough at the end — you’ll get fuller, clearer answers with the whole picture in view.
  • Don’t test things yourself (faucets, outlets, breakers) — it can affect results or create a safety hazard.
  • Jot down or photograph anything you want to revisit during the walkthrough.

Who Should Come With You?

When a buyer’s agent isn’t present, the inspector holds responsibility for the property during the inspection. A large group — even well-meaning family members or friends — adds distraction and can create situations that aren’t appropriate inside someone else’s home.

Immediate family or one trusted person is the right call. Just make sure they’re there to observe and learn alongside you, not to run a second inspection of their own.

What If You Can’t Be There?

Out-of-state buyers, work schedules, long distances — there are plenty of real reasons attendance isn’t possible, and that’s completely fine.
