What is included in a Home Inspection:

A home inspection is a visual examination of the physical structure and systems of a home to identify any potential problems or areas of concern. Typically performed by a licensed home inspector, it is a valuable part of the home buying process.

Scope of a Home Inspection

  • Structural Integrity: Checks for damage to the foundation, walls, roof, and other structural components.
  • Major Systems: Checks the condition of the heating and cooling, plumbing, electrical systems, and appliances.
  • Safety Hazards: Identifies potential safety hazards, such as tripped breakers, faulty wiring, or loose railings.
  • General Condition: Assesses the overall condition of the home, including the roof, siding, windows, doors, and interior finishes.

What’s NOT Included in a Home Inspection

Home inspections are not comprehensive. Some things that are not typically included, but should be considered, are:

  • Mold Air Testing: Optional, if the inspector is certified and has specialized equipment.
  • Radon Testing: Optional, but recommended in areas where radon is likely to be a problem (e.g., NW Montana).
  • Drinking Water Quality Testing: Optional, but required for many types of loans.
  • Well Water System Inspection: Optional, if the inspector is certified and has the expertise.

After the Inspection

Once the inspection is complete, the inspector will provide a written report outlining their findings, including any problems or areas of concern. Review the report carefully and discuss any questions or concerns with your inspector and real estate agent.
